Overlook Resort was planned to be a world-class sporting community and luxury resort on 1,500 acres located in the eastern panhandle of West Virginia with a portion of the property traversing the state line into Virginia. Overlook will combine resort amenities with an equestrian center, golf course, miles of trails and greenways, and the Prospect Hall Shooting Club — a premier clay and stocked bird shooting facility.

Restoration and design of Overlook facilities emphasized low-impact development and environmental sensitivity. Field Sport Concepts, Ltd., and its parent company, McKee Carson, were responsibile for all the land planning, landscape design, and civil engineering, including conscientious house siting, innovative LID techniques and native meadow restoration. Rainwater harvesting facilities and green roofs will be employed throughout the site. Additionally, the river, surrounding ponds and wetlands will be completely restored and improved.
