ural landowners are continuously faced
with the paradox of preserving the natural integrity of their property while at the same time generating adequate
income to offset the costs of continued ownership and proper maintenance. Traditional agriculture offers few
economic incentives and yet many landowners simply do not wish to develop their property under conventional methods.
As the pressure to develop rural areas has grown, landowners interested in preserving the character of their land
and their rural lifestyle have had few places to turn for solutions. By acquiring special tax designations for, or
placing easements on, their property some have been able to maintain ownership and partially defray the cost of
their land stewardship. Unfortunately, these actions typically came with a commensurate depreciation of the appraised
value of their property. What other options are possible for those responsible for the wellbeing of one of our
country's most valuable resources?
We at Field Sport Concepts, Ltd.,
and our affiliate company, McKee Carson, are in the business of preserving
not only rural land, but also the traditions and lifestyles associated with it. FSC was founded by a group of concerned
land-use professionals who saw a growing need to provide rural landowners financial alternatives to the "subdivide and
sell" movement. What started out as a mission with the singular focus of sustainable ownership and rural land
preservation has evolved into a comprehensive recreational program aimed at providing
both field sport-specific and overall land-use planning services to all rural landowners. Quite simply, we offer
guidance to enthusiasts of field sport and its attendant lifestyle who may be interested in introducing these activities
to their property. Whether you're a farmer looking for additional income, a developer with a vision of a unique,
amenity-rich community, or a conservation-minded landowner pursuing a sportsman's dream, Field Sport Concepts, Ltd.
can be of assistance.
Our team has broad experience in
the design, development and management of production farms, equine facilities such as
racecourses, training, breeding and event facilities, shooting-sport
courses, hunting preserves, game animal husbandry, wildlife habitat
and fishing venues. The FSC team is comprised of independent
consultants who are brought together as one organization to comprehensively address the typically complex issues
surrounding rural land-use, preservation/conservation and field sport activities. Our field
sport professionals are backed by an in-house staff of civil and water resource engineers, landscape architects,
land planners and environmental specialists who provide necessary overall planning, technical and logistical support.
Field Sport Concepts, Ltd. endeavors to utilize the financial resources of the client and the natural resources of the property in a manner that is economically responsible and environmentally sensitive. We specialize in sustainable development and utilize low-impact development (LID) techniques wherever possible. An appreciation and respect for the natural environment and ensuring the future of the sporting life is what we are all about.
Our affiliate company, McKee Carson, has been providing land planning, landscape architecture and civil engineering services since 1978. While their methodology has evolved over the years, their integrated and coordinated team approach remains the cornerstone of their philosophy.
As designers of our environment, McKee Carson believes in being socially and environmentally responsible. Coupled with their dedication to sustainability, they encourage conscientious land stewardship through their design and planning endeavors. Not only are they committed to making environments of enduring quality and beauty, it is their belief that there is a tried and true relationship between good planning, design and the creation of economic value.
